Licensee’s Responsibilities
a. Licensee is responsible for all actions of their guests while on the Premises.
b. Licensee shall have the right to use the Premises for the time scheduled and paid for only.
c. Licensees may use the shared bathrooms in the hallway, parking spaces, stairway and elevator.
d. Licensees can move furniture and use the studio props available (décor, plants, furniture, rugs, lighting gear, etc.) but not remove anything that is property of Cole Studios. Furniture and props must be handled with care. Lift the furniture rather than dragging it to prevent floor damage.
e. Licensee agrees to treat common and available furniture with general respect and reasonable care, and leave the Premises and all its contents and fixtures in the same condition as they were when the Licensee arrived.
f. Licensor will provide a trash can, but please refrain from leaving stinky or sticky items such as diapers, food, and drinks in the garbage. Trash should be disposed of in supplied trash can. Licensee must discard food or larger items, such as personal props and set pieces, in the dumpster at 27 Glen Road. Disposal of large amounts of garbage due to large sets may also accrue additional costs. All items brought to the Premises are to be removed. Items left after 7 days will be assumed abandoned and may be discarded or kept by Cole Studios with no compensation due to the Licensee.
g. Licensee agrees to pay for damage to the Premises including spills, excessive wear, marks, or stains on furniture, floors, fixtures, or painted surfaces. Licensee agrees to leave the studio in the condition it was found, or a $350 cleaning and repair fee will be assessed and charged to the credit card used for booking. Fees for damage or excessive mess will be determined at Cole Studio’s discretion.
h. No smoking or vaping in the building or within 30ft of any entrance.
i. No alcoholic beverages allowed on Premises.
j. Licensee must keep volume to an appropriate level that does not disrupt others in the building. Licensee assumes legal and financial responsibility for noise violations during their session.
k. No creation of sexually explicit visual content is permitted without express written consent in advance
l. No pets allowed without the prior written consent of Cole Studios.
m. Maximum of ten people in Licensee’s party without the prior written consent of Cole Studios.
n. Leave private property of Cole Studios (such as computers, hard drives, printers, routers, and other associated equipment) untouched, unless otherwise given the express permission of Cole Studios.
o. Licensee shall not engage in hazardous, illegal, or negligent practices while using the Premises.
p. Licensee will close, secure, and lock all windows and doors upon exiting the studio.
